Real Estate Private Equity Headhunters: REPE Recruiters and How They Work

Last updated Oct 2026.

Real estate private equity (REPE) has its own recruiting ecosystem. The largest firms hire acquisitions associates out of investment banking much like corporate PE, but much of the industry hires one or two people at a time through networks and specialist search firms. This guide lists the real estate recruiters in the OnCycle directory, the generalist PE headhunters that also run real estate searches, and what the process and tests usually look like.

How REPE recruiting works

Wall Street Prep draws a clear line between two worlds:

So which recruiters matter depends on where you are aiming. Bankers targeting large platforms should meet the main PE headhunters as well as the real estate specialists; people coming from brokerage, lending or asset management will lean more on networking and specialist search firms.

Real estate–focused recruiters in our directory

Note the level column: several of these firms concentrate on senior hires. RETS Associates lists associate-through-executive roles, and Macdonald & Company lists all levels, while Ferguson Partners and Rhodes Associates are recorded at senior and executive levels. A 2020 Wall Street Oasis thread made a similar point, with one poster saying standard executive recruiters generally work on roles needing 5+ years of experience (WSO; forum opinion).

Generalist PE headhunters that run real estate searches

Several firms in our directory list real estate alongside private equity:

Coverage lists also show real estate mandates at generalist shops. In Transacted's Aug 2022 coverage list, Ratio Advisors was listed for TPG Real Estate; BellCast Partners for Bain Capital Real Estate, Cerberus Real Estate and GIC Real Estate; and The Oxbridge Group for Carlyle (Real Estate, LA). Those are 2022 snapshots, so confirm before relying on them. Wall Street Prep's list of prominent REPE recruiters also includes CPI, Amity Search Partners and Glocap Search.

Other names you'll see mentioned

Some recruiters come up in REPE discussions but are not yet in our directory, so we haven't verified details for them. Wall Street Prep lists Terra Search. The 2020 WSO thread also mentions Specialty Consultants, Shine Associates and Keller Augusta, plus large executive-search firms such as Korn Ferry, Spencer Stuart, Heidrick & Struggles (Private Capital practice) and Russell Reynolds Associates. If you have worked with any of them, share your experience so we can verify and add them.

What REPE interviews test

Per Wall Street Prep, interviews at larger firms usually run about three rounds (an informational interview, a technical interview, then a Superday), often ending in a modeling test and sometimes a case study. The modeling test is commonly 2–3 hours and can include:

Case studies typically cover the property, market positioning, investment highlights, risks and mitigants, financials and a recommendation. Expect property-level questions too: valuation by cap rate, comparables and replacement cost, the differences between core, core-plus, value-add and opportunistic strategies, and how risk varies by property type.

A quick REPE math check

A building has $2.4mm of NOI and sells for $40mm. Cap rate = NOI ÷ price = 2.4 ÷ 40 = 6.0%. Finance it at 60% loan-to-value ($24mm) at a 5% interest-only rate: interest is $1.2mm, so levered cash flow is $2.4mm − $1.2mm = $1.2mm. Equity is $16mm, so the cash-on-cash yield is 1.2 ÷ 16 = 7.5%. Leverage lifted the yield above the 6% cap rate because the debt costs less (5%) than the property yields. Being able to do this out loud is the REPE version of a paper LBO.

FAQ

Who are the main real estate private equity headhunters?

Real estate–focused recruiters in our directory include Rhodes Associates, Macdonald & Company, RETS Associates, Crown Advisors, Ferguson Partners. Generalist PE headhunters such as CPI, Amity Search Partners and SG Partners also run real estate searches.

Do REPE firms use headhunters for associates?

The largest firms often do; Wall Street Prep describes their process as guarded by headhunters. Smaller REPE firms hire as needed and use headhunters sparingly.

What is on a REPE modeling test?

Commonly a 2–3 hour test with a property pro forma, an amortization table, a joint venture waterfall, and a returns summary with sensitivities.
